Inventory Check in Service in Sheffield, Rotherham, South Yorkshire & North Derbyshire
We will meet with tenants at the property & obtain signatures & initials to the combined inventory report, note utility readings & go through the safety checklist. Our combined Inventory report should be used when checking in tenants at the tenancy commencement. It should be signed & initialed on all pages where indicated. The tenant has a seven day opportunity to comment on any items they do not agree with in the inventory & must inform the landlord or their agent in writing. Our combined inventory report includes a check in comments section that can be used for this purpose. We suggest that it is important that tenants sign the inventory before the keys are handed over as signatures & initials may not be forthcoming from the tenants once they are in occupation.

Using the combined inventory signed, initialed & agreed at the tenancy commencement we will visit the property & note any variations from the original inventory. We will compile our findings in to a report & deliver three copies. The check out report is the basis for most claims made by landlords & tenants. A claim may be viewed more favourably if compiled by an unbiased party such as an Independent Inventory Clerk, particularly at a Tenancy Deposit Scheme (TDS) arbitration or in a Court of Law.
